HOW TO BID AT AUCTION
1. Register
You can register to bid by requesting a “Bidders Package” while previewing the property during an open house, by calling (866) 4LandZenn,or by emailing us at info@LandZenn.com.
The Bidder’s package includes a recent termite inspection report, all pertinent disclosures, and a preliminary title report.
Please Note: All properties will be sold in “AS IS/WHERE IS” condition without exception.
No repairs will be made by the seller prior to or post sale. Please feel free to bring a home inspector with you during one of the open houses.
2. Pre-qualify
Buyers must be pre-qualified by one of the approved lenders prior to the day of auction, but buyers may choose to finance with a lender of their choosing.
Lenders will be on site the day of auction to pre-qualify any prospective bidder who has not done so in advance.
Special incentives will be provided for auction participants who choose to finance with approved lenders.

3. Upfront Money
All bidders must bring a cashier’s check in the amount of $5,000 for each property they intend to purchase in order to participate at the auction.
Cashier’s checks should be made out to Chaparral Escrow. Please allow plenty of time to get to your bank prior to the auction date. If you are not the successful bidder your check will be returned to you promptly at the close of auction.
4. Earnest Money Deposit
The winning bidder's funds can be in the form of a personal or business check made payable to Chaparral Escrow. The Earnest Money, pursuant to the Auction Sales Contract, will be non-refundable and due on the date of the auction. This will be in combination with the original $5,000 cashier’s check, plus the balance due.
5. Bidder’s Paddle
All bidders must pick up numbered bidder’s paddle. The bidders paddle will be available on auction day and will be received when HOMES & LAND has confirmed Verification of your cashier’s check and pre-qualification letter.
To bid, just raise your paddle. The auctioneer and staff are very friendly and will be happy to assist you, so don’t be intimidated by the bidding process. The highest bidder will get the property subject to seller’s confirmation.
6. Buyers Premium
The Buyer’s Premium is a percentage that is added to the winning bid price to determine the total “Sales Price” In this auction there will be a 7 percent buyer’s premium added to the winning bid of the property to create the total “Sales Price.

7. Closing
You will have up to 30 days to close escrow with the balance of the amount needed. Should you be unable to close in this time frame, the up front deposit money will be non-refundable if the seller does not agree to an extension.
