We save buyers money, while simultaneously increasing the seller's net gain.This may seem virtually impossible, but by streamlining the sales process for the buyer and seller through the auction method, both parties come out ahead. The seller benefits by selling their home as-is; they sell quickly with an average 30-day escrow; they save on long term holding or carrying costs;  in many cases they eliminate agent commissions. Most auction companies charge a buyer’s premium and so does LandZenn. This covers the cost of holding the auction and payment of a 2 percent commission to buyer or seller agents (if applicable). The Buyer's Premium is a percentage added to the winning bid to determine the total sales price. Buyer's Premiums range from 6 to 10 percent on average. You, as the buyer, may choose the 100-percent financing option at the time of purchase. This would allow you to finance the full cost of the buyer's premium so long as the total sales price is at or below the appraised value. In addition, a nominal marketing fee is paid by the seller. In the end, the auction method still leaves the seller with a much larger net gain than the typical retail sales process, and the buyer with the opportunity for a much lower price and possible instant equity than would be found buying retail.
